TPO roofing: the modern standard for low slope commercial buildings

Thermoplastic polyolefin, better known as TPO, has become the dominant single ply membrane for commercial roofs in our region for good reason. It is bright white and highly reflective, which lowers cooling load and helps buildings hit energy code targets. It is heat welded at every seam, which creates a continuous watertight surface instead of relying on adhesives that can fail over time. And it is competitively priced against every other modern single ply system, so the budget math almost always works.

We install TPO from the major commercial manufacturers including GAF, Carlisle, and Johns Manville, with full mechanically attached, fully adhered, or induction welded assemblies depending on your building, wind zone, and warranty target. On most projects we specify 60 mil minimum membrane thickness because it qualifies for stronger NDL warranties and stands up better to foot traffic, hail, and rooftop equipment. For high traffic roofs or hail prone locations, we will recommend 80 mil and walk you through the warranty difference in writing before you decide.

Every TPO installation we do includes proper substrate prep, code compliant insulation and cover board, hot air welded seams that are probe tested before sign off, and detailed flashings around every penetration, curb, drain, and parapet.
